Miami’s North Beach, often referred to as NoBe, offers an interesting example.
Development activity is bringing new luxury residences to an established coastal neighborhood where residents already have access to the beach, restaurants, shops, parks, tennis and pickleball.
But the more significant story is what is happening around the residences.
Plans for the area include restoration of the historic Byron Carlyle Theater, a future bandshell, additional neighborhood amenities and a major new supermarket. A buyer may be evaluating a residence several years before completion, while the surrounding neighborhood is simultaneously changing. New residences, retail, public spaces and services can alter both the experience of living there and the market’s perception of the location.

What is happening around this building, who is investing here, and what might this neighborhood look like when I receive my keys?
Those questions can reveal opportunities that are much less obvious once construction is complete and the transformation is visible to everyone.
